David Pintard represented the Landlord in the leasing of this two story, 13,400 square foot office building by securing a long term lease with high credit tenants such as Blue Cross of California, Berkley Aviation, Scottrade, and Citizens Business Bank.

David Pintard represented the Landlord in multiple fair market value rental adjustments of this ground floor, 10,000 square foot financial branch location at the corner of State street and east Figueroa.

AMERICAN RIVIERA BANK

David Pintard represented the Landlord in the negotiations of the American Riviera's fair market value lease extension consisting of 12,939 square feet. In addition, David also leased the adjacent office building to Pacific Western Bank consisting of 3,000 square feet and second floor to Stifel Nicolaus, a full service investment advisors consisting of 4,000 square feet.

David Pintard represented the Landlord upon the Fithian Building's vacancy in early 2015 with the leasing of The Shade Store, consisting of 2,000 square feet, Only in Santa Barbara consisting of 2,250 square feet and the Sunglass Brands International consisting of 2,280 square feet.

David Pintard represented the Landlord in the leasing of this 309,000 square foot regional shopping center in Arroyo Grande, CA with PETCO, Gamestop, GNC, Supercuts, Sally’s Beauty, European Wax Center, Massage Envy, Fitness 19, Chase Bank, Pier 1 Imports, Great Clips, AT&T, Verizon Wireless, Wells Fargo Advisors, The Parable Christian Store and Chili’s Grill & Bar.

FIRST REPUBLIC BANK

David Pintard developed a strategic leasing strategy for the Landlord of this 14,700 square foot, two story building at the State and Anapamu Street intersection by replacing two ground floor tenants and a vacant second floor area with the high credit bank branch, First Republic Bank, to occupy the entire building.

David Pintard represented the Landlord in the negotiations with national retail tenants such as Zumiez, Pizza Rev, Papyrus, Clarks Shoes, Claire’s, Planet Beauty, Footlocker, and Brighton Collections, regional tenants such as Metropolitan Theatres and Coffee Bean & Tea Leaf, and local retailers/restaurants such as California Pasta, Sushi Tyme, and Pickle’s and Swiss.

David Pintard represented the   Landlord in the leasing of this 345,000 square foot regional shopping center in Camarillo, CA. David negotiated new and/or lease renewals on the Landlord's behalf with credit tenants such as Staples, George Thompson Jewelers, Kaiser Permanente, Payless Shoes, Walmart Neighborhood Market, Gamestop, Marquis Spas, Supercuts, Verizon, Pet Co, Batteries Plus, Pier 1 Imports, BevMo, Panda Express and Sharky's.

TRADER JOE'S

Santa Barbara, CA

David Pintard secured the acquisition of the Jordano's Marketplace in 4Q 1997 with a strategic syndication investment of the existing 18,000 sq ft retail building realizing an immediate 9% return on investment. Immediately he secured a lot split creating a new partial of approximately 27,000 square feet, obtained the building entitlement for an additional 11,300 sq ft building currently occupied Santa Barbara Surgical Center. The investment sold in 2005 realizing a 450% return on investment to investors.

This acquisition was an excellent opportunity for the client to acquire a stable 14,400 square foot retail investment, Mission Oaks Center. The property is located at the Southwest corner of Santa Rosa Road and Adolfo Road, a densely populated submarket with strong demographics in the city of Camarillo.  Investor benefits include strong credit of Wells Fargo Bank (64% of NNN income) and two tenants with ten year lease terms having annual 3% increases.

David Pintard was pleased to have represented Be Green Packaging LLC in the subleasing of the Presidio office space to OPES Advisors. Be Green Packaging designs, manufactures, and distributes Cradle to Cradle Certified, compostable packaging for the food and industrial packaging industries. 

MEDICAL CONDO

David Pintard acted as the Buyer's consultant in this owner-user acquisition for this "off market" transaction located in the class A medical office condominium complex located at 2323 De La Vina Street, Santa Barbara.

MAC COSMETICS

Santa Barbara, CA

David Pintard represented the Landlord in the leasing of this prime downtown Santa Barbara retail site to MAC Cosmetics.  MAC Cosmetics is a division of The Estée Lauder Companies Inc, the premier American manufacturer and marketer of prestige skincare, makeup, fragrance and hair care products.  MAC Cosmetics is another high credit retailer to be welcomed into the Investec Real Estate portfolio of properties.

SURGERY CENTER

Santa Barbara, CA

David Pintard represented the Buyer and the Seller in the sale of this off-market $7.5 million transaction at 3045 De la Vina Street, Santa Barbara.  The class A building, consisting of a 11,375 square foot  medical/surgical facility was originally developed in a LLC partnership coordinated by David Pintard with the principals at Investec Real Estate and acquired by a family trust in 2001.
